Average Home Sale Price Rises in November

 

While the number of homes sold in November was only 29 down from 41 in October, the average home prices soared in November to $582,859, significantly higher than October’s average sale price of $511,961, and a 32% increase in the average sale price of homes compared to November 2016 (avg sale price $441,668). This is likely due to increased activity from  buyers looking to  upsize to larger homes before the next round of mortgage rule changes that will come in effect on January 1st, 2018.

Average Resale Home Prices On The Rise in October

While the market has slowed from the hyper speed we saw early in the year, home sales remain strong in October.

The number of October home sales is very comparable to the same period in 2016 (41 sales) and 2015 (45 sales). This year we saw a higher average sale prices in Centre Wellington in October ($511,961) over September ($465,820) and the average sale price this year in October is up 15.7% over October 2016, and 28.1% over October 2015 average sale price. Summer Home Sales In CW Remain Strong

Home sales have slowed somewhat as a result of new measures in place by the government to reign in escalating prices across the GTA, but in Centre Wellington the ‘slow-down’ is closely mirroring the typical seasonal slowdown of the summer months.

The average sale price of homes has eased slightly as a result of reduced buyer pressure and multiple offer situations which were previously driving prices up to unsustainable levels. Year to Date average home prices are $513,289, whereas August 2017 home sales average price was $469,853. The number of home sales in August has also slowed slightly, with 39 homes selling in August 2017, compared to 49 in 2016 and 45 in 2015.

As a result of reduced buyer pressure, prices have stabilized somewhat, and buyers have a more realistic expectation on what to offer on a home, while Sellers too, benefit from knowing more closely of what their home will likely sell for.
